BDB To Deliver 3,489 Affordable Housing Units Within Five Years

KUALA LUMPUR, Feb 8 (Bernama) -- Property developer Bina Darulaman Bhd (BDB) aims to deliver 3,489 affordable housing units through its township and new project developments within the next five years in the northern region.

Its Managing Director, Datuk Izham Yusoff said more affordable houses would be built through BDB's subsidiaries, namely BDB Land Sdn Bhd and BDB Kedah Holdings Sdn Bhd.

The total gross development value (GDV) for all developments is worth RM1.24 billion, of which 85 per cent of the housing units will be sold at RM500,000 and below, while about 1,800 units will fetch RM200,000 and below, he told reporters here today.

Among BDB's affordable collection, which will be launched in 2017, include Indera Apartment, Adra Townhouses and Aurora Condominiums in Bandar Darulaman, Jitra.

Other projects located within Bandar Darulaman are Panorama Darulaman, Simfoni West and Simfoni East.

For Darulaman Perdana and Darulaman Utama projects, new products in the pipeline include Topaz, Ivory, Pesona Utama and Oasis.

BDB Land's current township development of 3,526 units with a GDV of RM999.5 million includes 1,688 affordable units and 1,315 budget units.

Meanwhile, BDB Kedah Holdings has allocated 428 (71 per cent) of 605 units as budget property units and 58 (10 per cent) as affordable units from its pocket land development in Kuala Kangsar (RM44.9 million GDV), Serdang (RM35.4 million GDV), Pokok Sena (RM111.7 million GDV) and Napoh (RM54.4 million GDV).

The remaining 119 units have been allocated for high-end properties (four per cent) and medium-cost units (15 per cent).

Izham said 4,131 housing units would be offered in 2017 within two new townships, namely Darulaman Saujana in Jitra and Darulaman Putra in Sungai Petani.

"Apart from the new townships, BDB Land will also be introducing new products and new living lifestyle into the Kedah market in the coming years as part of its plan to provide various types of homes to various types of markets whenever the market is ready due to the current prevailing market conditions," he said.

On property market outlook for 2017, Izham said it is expected to remain flat, particularly demand for high-end housing.

On land banks, Izham said BDB currently has 809.37 hectares and would like to acquire land in the Klang Valley, if the opportunity arose.

BDB currently has three townships, namely Bandar Darulaman (RM367.1 million GDV), Darulaman Perdana (RM153.3 million GDV) and Darulaman Utama (RM115.1 million GDV) and is set to launch two new townships -- Darulaman Saujana (RM1 billion GDV) and Darulaman Putra (RM1.6 billion GDV).
